5.       6. Know how to determine if the short sale investment will be profitable.


6.       7. Know what’s legal and not in the short sale process.






Where is the best place to learn about short-sale real estate investing?  Search The Web. Read all you can until you understand the basics.





Where is the best place to get professional shortsale coaching or mentoring?  There are thousands of people out there selling there "short-sale" strategies.  I've purchased a few and they all give you everything you need to know to understand the process and start making money.  The one that I thought provided the most up-to-date information and best tools was probably the Robert G. Allen course.  It was definitely worth the money.  I'm sure you can learn enough to do the process just by searching online.  The mentoring, access to lenders, and also motivation that through the R.G. Allen course definitely boosted the number of deals I did last year.  I'm an experienced investor and was doing fine before I took the course so  don't think you have to take a course to go out and do your first short-sale.

How to be a successful Bird Dog in Todays Real Estate Market

You can make tons of money being a real estate bird-dog.   Almost all big-time real estate investors are using bird-dogs in their real estate investing today

In simple real estate investing terms, a bird dog is someone who scouts for real estate property investments that are good deals and that a real estate investor will want to purchase.  When a bird dog find a great REI property he tells the real estate investors and he gets paid a chunk of money for his work.  Normally anywhere from $500 to $2,500 dollars.  

It can be as simple as scouting the neighborhood and writing down the addresses to every vacant real estate property.  Many investors will use that list of vacant property to find a great Real estate investment and they will pay you for finding the potential investment in the first place.

Once you get good, it can be much more complex.  Where you actually market to get leads, analyze properties, and then report to your local real estate investor.  Obviously, here you will get much bigger commissions.

A short sale is a sale of real estate in which the sale proceeds fall short of the balance owed on the property's loan. It often occurs when a borrower cannot pay the mortgage loan on their property, but the lender decides that selling the property at a moderate loss is better than pressing the borrower. Both parties consent to the short sale process, because it allows them to avoid foreclosure, which involves hefty fees for the bank and poorer credit report outcomes for the borrowers. This agreement, however, does not necessarily release the borrower from the obligation to pay the remaining balance of the loan, known as the deficiency.
